RERA verification, explained

A RERA registration number is one of the most useful things you can check before booking a unit, but it is often misunderstood as a blanket guarantee of quality or completion. Here is what it actually confirms, and what it does not.
What RERA registration confirms
- The project is registered with the state regulatory authority
- The developer has declared a specific possession/completion date
- 70% of buyer funds must be kept in a dedicated escrow account for construction
- Quarterly progress updates are legally required from the developer
What it does not guarantee
- Construction quality — RERA does not inspect materials or workmanship
- That the possession date will be met, only that penalties apply if it is missed
- Clear title on the underlying land — check the title deed separately
- That amenities shown in marketing exist exactly as advertised — verify against the sanctioned plan
How to verify a RERA number yourself
Every state has its own RERA portal. Search the registration number there directly rather than trusting a number printed on a brochure — it takes under a minute and shows the developer's full compliance history, including any penalties.
